How long does a PTAC unit last?
About 7 to 10 years with regular cleaning, less if filters and coils are ignored. If your building's units all went in at the same time, plan for them to start failing around the same time too.
Can you replace just one PTAC or do you only do whole buildings?

Why does my PTAC smell musty when it starts?
Moisture sitting in the base pan and coils grows mold and bacteria, and startup blows it into the room. A deep clean and drain correction fixes it, and it is worth doing, because you are breathing whatever is growing in there.
